buying property in port grimaud

having just returned from a trip to look at propertys in p/grimaud, looking to buy 3/4 bed house with 4mx12m boat berth.


all the agents claim different size boat birth sizes ,seems a nightmare . can you go to an authority on the complex and give an addr and ask what size the mooring is.


if i buy a mooring that is 33ft long and put a boat on it that is 35ft long ,how will this be regarded i.e,will i have to remove or will it be generally tollerated.


where can i get all the details of agents dealing with propertys in p/g,


any views on price uplift /anum agents are suggesting 10/13%

I hope your French is good! But here is a link to all sorts of addresses and contact numbers in Port Grimaud. You did not say if you were Port Grimaud I or Port Grimaud Sud but this link includes both. perso.orange.fr/atelier.crabe/pratique.html. You probably need to speak to the capitainerie. In Cavalaire where I am they control all moorings but then again it is an ordinary port howerver it would be a good place to start. If your mooring is along side your house then IMO you would not be able to go over as you might be encroaching on your neighbour%26#39;s mooring but if it %26quot;nose-in%26quot; mooring ie at 90 degrees to the pontoon then it might not be so drastic. Best to ask though.



Price wise again where I am the prices were static for a long time but have leapt up recently looking at the agents%26#39; windows but have not been down to see if the two houses near me have sold or for what price. As with all agents take their predictions with care. It has taken about 15 years for us to just over double our price.

Don%26#39;t base anything on experience in the UK. British estate agents know they need to be fairly careful as you may take them to court if they give false information. The French legal system is so cumbersome that French agents have no such fear , so double check everything you are told. My advice would be to use a British based notaire for the purchase as the locally based ones tend to have a Mediterranean idea of honesty and efficiency. They also have a web of local contacts whose interests will be much more important than your%26#39;s.





Don%26#39;t know about Port Grimaud but we bought in Nice in 2000 and just about doubled our money by the time we sold in 2005. Since then I don%26#39;t believe that prices have gone up at all and may have even dropped a little. (We now own in Villefranche) My impression is that prices are largely dependent on what is happening in Northern Europe and the US, especially the UK and particularly London, so another boost here would be reflected on the Riviera.





I have a friend who works for Camper %26amp; Nicholson in Antibes. If you are still confused about berth size I can ask her what is normal and where you could get info. She is fairly hard headed and may not give much away without being paid but, in any case, it might be worth it to have someone on your side who is involved in the boat industry and is completely fluent in French and English. One of the things you need to get used to is that rules and regulations are usually ignored by everyone but more likely to be enforced where foreigners are involved, so your French neighbour having a 40 ft boat on a 30 ft mooring doesn%26#39;t necessarily mean that you will be able to do the same.





In spite of all of the above, it is well worth the hassle when you are cruising along in warm sunshine in January. Do get in touch if I can help in any way.
